Fountain Park, Asheville
Residential Subdivision
Fountain Park is a new residential subdivision located off Pond Road in Asheville near the local outlet mall and consists of 100 single-family homes, 140 multi-family units, and townhomes on 55 acres. McGill assisted the original developer from the initial project conception of master planning and entitlement procurement, through detailed design, permitting, bidding, construction administration, and closeout services for Phase 1. McGill’s survey team provided boundary, topographic, and as-built surveying, as well as subdivision platting, to offer our client a one-stop shop for this project. We are currently still providing aid to the development’s sole homebuilder, DR Horton, through consulting, additional permitting, and Phase 2 services.
The Challenge
As an engineer working with a private developer, we served as a bridge between the private and public entities. For this project, McGill needed to ensure proper procedures and permits were acquired and consider environmental impacts of the surrounding area throughout all stages of design.
The Solution
Preliminary surveying, master planning, and design helped to determine existing environmental site conditions and potential impacts based on proposed layouts. These findings were used to create appropriate solutions for the developer, in order to protect wetlands and consider floodplains, roadways and traffic, and stormwater features. With the help of our detailed grading, stormwater, and phased erosion control plans, permitting was completed quickly, allowing the project to be ready for construction within a few months. McGill was able to lay the foundation for the developer to produce a cohesive subdivision to meet the needs of the community and homebuilder. As the subdivision is currently under construction, McGill continues to provide ongoing consulting, construction observation, surveying, closeout, and as-needed permitting services in close concert with DR Horton.
The Results
As Asheville continues to grow and expand, housing demand is at a record high and new home inventory is greatly needed. Fountain Park will a provide numerous options for home buyers and greatly contribute to the betterment of the community.
As someone who has lived in Asheville my whole life, it is exciting to be the civil engineer for a local subdivision project of this scale. Helping the development team and homebuilder create a new home community in my hometown is extremely rewarding.
